Why Do Building Collapses Peak During the Monsoon?

Water is the trigger, but rarely the cause. Saturated brickwork becomes significantly heavier while its mortar loses strength; water reaching foundations through leaking drains or ponding softens the soil that carries the building; and moisture that has been corroding reinforcement steel for years finishes its work when the added monsoon load arrives. Sign 2: horizontal cracks where beams meet walls, or cracks at the junctions of columns and beams — these sit at the joints that hold the frame together and deserve immediate attention. Sign 3: any crack that is widening. Width matters less than movement: a crack that admits a fingernail today and a pencil in three months is an active structural signal. Bridge a suspect crack with a strip of paper or a dated pencil line across it; if the marker tears or the line offsets over weeks, the crack is live.

Concrete and Steel Distress (Signs 4-6)

Sign 4: spalling — patches of concrete that have cracked off columns, beams, or slab edges, exposing reinforcement bars. Sign 5: brown rust stains bleeding through ceiling plaster or along the underside of slabs and balconies; the stain means the steel inside is corroding and expanding, which is what pushes the concrete cover off. Sign 7: doors and windows that suddenly begin jamming across the house — frames distort when the structure around them moves. Sign 8: visible tilt, in the building itself, a balcony, or a parapet; a string with a weight held against a column edge is a crude but honest plumb check. Sign 9: persistent damp on structural members — a column or slab that stays wet with white salt deposits (efflorescence) long after the rain — because permanently wet concrete and masonry lose strength year on year. Sign 10: vegetation rooted in the structure. A peepal sapling in a wall joint or drain junction is not charming; its roots widen cracks with hydraulic patience, and it marks a spot where water has been entering for years.

Which Cracks Are Usually Harmless?

Not every crack is a crisis, and knowing the difference saves both panic and money. Hairline cracks in plaster that spread like a fine net (crazing) are surface shrinkage. Thin vertical cracks at the junction where a brick wall meets an RCC column are the two materials expanding at different rates — near-universal in Delhi construction and cosmetic. Cracks in putty or paint film that do not continue into the plaster beneath are a finishing defect. The pattern to remember: shallow, static, and random is usually cosmetic; deep, moving, and geometric — diagonal from openings, horizontal at joints, stair-stepped in masonry — is structural until an engineer says otherwise.
