House Painting Cost in Delhi Before Diwali 2026: Rates, What Is Included, and the Date You Cannot Miss

A Diwali repaint in Delhi costs from ₹18 per sqft for a basic interior emulsion job to ₹55 per sqft for a full weatherproof system at our published rates, and this year it has a hard deadline. Diwali falls on Sunday 8 November 2026, and last winter GRAP Stage III, which bans painting outright, indoors as well as outdoors, was invoked on 12 November 2025, four days after the date Diwali falls on this year. Walls also need two to three weeks after the monsoon withdraws to dry out before paint will bond. That leaves late September and October as the window. This guide covers what a repaint costs at each tier, what the price includes and what it does not, how long the work takes, and how to sequence it so the last coat is dry before the ban.

How Much Does House Painting Cost in Delhi in 2026?

Our painting service publishes three tiers, and every quote we issue uses one of them. Basic, at ₹18 per sqft, covers one coat of wall putty, one coat of primer, two coats of economy emulsion, basic crack filling, and clean-up and touch-up. Standard, at ₹32 per sqft, moves to two coats of putty, a premium primer, two coats of premium emulsion, thorough crack treatment, painting of wood and metal, and a colour consultation. Comprehensive, at ₹55 per sqft, includes everything in Standard plus a luxury emulsion or texture finish, a weatherproof exterior coating, anti-algal and anti-fungal treatment, designer accent walls, and a 5-year warranty on the exterior work. For a 1,000 sqft flat that works out to ₹18,000 at Basic, ₹32,000 at Standard and ₹55,000 at Comprehensive, the figures our painting service page quotes; a 2,000 sqft floor is double. Exterior repainting of a society building is quoted at ₹25 to ₹45 per sqft, depending on height, access and the coating system.

Within a tier, four things move the number. The condition of the walls matters most: a surface that has taken seepage all monsoon needs the plaster made good and the source of the damp fixed before any putty goes on, and that repair is estimated separately after a site visit, because paint over a wet wall peels within a season. The number of colours and any texture or accent work add labour. Height and access decide whether the exterior needs scaffolding or rope access. And woodwork and metal, doors, windows, grills, gates and railings, are a separate count from wall area at the Basic tier.

Why Does a Diwali Repaint Have to Finish Before November This Year?

Three clocks run at once in a Delhi autumn. The first is moisture. The monsoon withdraws from Delhi around the end of September, and plaster and brickwork hold water for two to three weeks after that; putty, primer and emulsion applied to a damp substrate blister and flake, so early October is the first time most exterior walls are ready. The second clock is GRAP. Under the revised Graded Response Action Plan notified in November 2025, Stage III is invoked when Delhi's average air quality index crosses 400, and the order that invokes it lists 'painting, polishing and varnishing works' among the activities that must stop across the NCR, with no indoor exception; plaster and other coatings stop too, except for minor indoor repairs. Last winter Stage III was invoked on 12 November 2025 and, with breaks, ran into January; our GRAP construction guide has the full timeline. Nobody can predict the date for 2026, so plan for the last coat to be dry by the end of October rather than the week of Diwali. The third clock is labour: painting crews thin out from late October as workers travel home for Diwali and Chhath, and the jobs booked in September are the ones that get finished.

What Is Included in the Price, and What Is Not?

Every tier includes surface preparation to the level listed, the coats listed, masking and protection of floors and fittings, and clean-up. What is not in the per-sqft rate is the repair work a wall may need before it can be painted: replacing hollow or spalled plaster, treating structural cracks, and stopping the seepage that caused the damage in the first place. Those are separate items because they vary from nothing to substantial, and quoting them blind is how a 'cheap' painting quote becomes an expensive one. In What Order Should the Work Be Done?

Repairs first, coatings last. The sequence we use is: fix the water (terrace and bathroom waterproofing, external crack sealing, plumbing leaks), then repair plaster and let it cure, then the exterior in the first dry fortnight of October when walls have dried but the air is still clean, then interiors room by room, then wood and metal, then the final touch-up after the furniture goes back. Exterior before interior matters because the exterior needs the dry, clean-air fortnight most, and once Stage III is invoked neither can continue; a half-painted facade in November waits until January. How Long Does Painting Take?

Time is set by drying, not by brush speed. Each coat of putty, primer and emulsion has to dry before the next goes on, and Delhi's October weather is kind to that; a damp, still day is not. As a planning allowance, a two-bedroom flat at the Standard tier with the family in residence takes about a week, working room by room so that a bedroom is always usable; a full house exterior with scaffolding or rope access is a two- to three-week job, longer if plaster repairs are found once the old paint comes off. Book with the crew arriving in the first week of October and both are done with margin before Diwali.

How Should You Prepare Walls After the Monsoon?

Walk the house on a dry day and mark every wall that shows a damp patch, a tide line, white efflorescence, bubbling or flaking paint, or black or green growth on a shaded side. Damp walls get the source fixed and are left to dry; efflorescence is brushed off dry and the surface sealed before putty; fungal and algal growth is treated with a biocidal wash before priming, or it grows straight back through the new coat. Loose and flaking paint is scraped to a firm edge; glossy old surfaces are sanded so putty grips. Hairline crazing is filled; anything wider, or a diagonal crack from the corner of a window or door, is shown to an engineer before it is hidden, following our structural warning signs. A good painting crew does all of this as part of the tier; a bad one puts putty over the problem and it is back by March.

What Should Societies and RWAs Do Now?

A society exterior is the job most exposed to the GRAP deadline, because it is all outdoor work at height and cannot be split into rooms. Our society repainting programmes run block by block with a colour scheme approved by the RWA, scaffolding or rope access as the building allows, and a phased schedule so that the blocks facing the prevailing weather are done first. Start the approval in September: an RWA that has not agreed the colour and the tier by the first week of October will not have a dry facade by November. Waterproofing of terraces, expansion joints and the external plumbing shafts belongs in the same programme, and so does the repainting of MS grills and railings that rusted through the rains.

A Short Checklist Before You Book

Decide the tier and get the inclusions in writing. Walk the house and list damp, cracked and flaking walls so the repair items are priced before work starts, not after. Fix leaks first. Get the exterior started by the first week of October. Confirm who supplies the paint and which brand and grade goes on which wall. Ask what the exterior warranty covers and for how long; at our Comprehensive tier it is five years.
