Building construction in Delhi requires navigating a complex regulatory framework involving MCD (Municipal Corporation of Delhi), DDA (Delhi Development Authority), and RERA (Real Estate Regulatory Authority). This guide covers all the approvals you need for construction in Delhi in 2026.

Every construction project in Delhi requires a sanctioned building plan from the local municipal body. The approval process involves submitting architectural drawings, structural calculations, fire safety plans, and environmental clearances. Processing time is typically 30-60 days for residential projects.

Floor Area Ratio (FAR) in Delhi determines how much you can build on your plot. For residential plots up to 500 sqm, the permissible FAR ranges from 200-350 depending on the zone. Additional FAR can be purchased in some cases. Understanding your plot's FAR is critical before starting design.
